It has been 1 year since our business at Foreclosure Prevention Institute, LLC at www.foreclosureinfo.bravehost.com has intensively and extensively helped Michigan homeowner’s with their home situation to help prevent foreclosures. Times, policies and events within the Mortgage industry have been rapidly changing within this time period. One important change involves the department of Loss Mitigation. When I now call some lenders to loss mitigate, the lender will say that we no longer have a loss mitigation department. Today, they have two departments: A collection department and a loan modification department. I think this is due in part to the new federal legislation that is coming down the pipe (so to speak) to ultimately slow down the rate of foreclosures and to help homeowners who are trapped in a loan due to predatory lending.
On this note and a bit of a tangent, one must also realize that this legislation is also designed to help bail-out the lending institutions, and the national and international investors who backed the loans. The lending institutions are having to make significant changes in this subprime meltdown and economic recession just to meet federal mandates and to stay in business (eg. Bank of America just bought-out Countrywide). Certainly, Congress is pressuring them and their financial portfolios are requiring them to make these changes. Not only are banks hurting financially, but they are also having trouble with property management. Furthermore, banks are no longer able to easily make the “fast and staggering bucks.” Understanding this helps me to say to Mr. and Mrs. Homeowner that the lender truly doesn’t want your home. They know that if a house goes into foreclosure, they will lose between $30,000 to $50,000. Lenders’ commodity is money and they make money on the interest of the performing loan. So lenders, really, just want the mortgage payments to be paid and in a timely fashion as promised within the documents signed at the closing table. In fact, it is in the best interest of the lender to mitigate to cut their losses. So the question always comes back to “How can the homeowner meet this obligation when he/she is similarly facing a financial hardship and can’t pay today?”.
Well, the two parties must communicate, negotiate, and loss mitigate. If the homeowner is behind in their payment(s) and wants to save their home, it is important for the homeowner to call the lender to tell the lender when they think or they will be able to make the next mortgage payment. In the preforeclosure stage, one will be referred to the collection department. The service representative will help to set-up a work-out solution or forbearance plan which usually involves signing a written agreement while they refer the current loan or loan in default to the loan modification department. It is important that the homeowner knows three things:
A. Usually, lenders automatically through a computerized system place a homeowner into foreclosure proceedings when they are 60 days late in their payments. This is the danger zone, and negotiations and communication needs to occur.
B. Loan modifications are not guaranteed. Right now lenders are considering and qualifying each homeowner for a loan modification depending upon their hardship and their adjustable rate mortgage especially if the rate adjustment is going to occur within the next 60 to 90 days. Know that the lenders are more likely to grant a loan modification if the ARM caused the financial hardship or will cause a financial hardship. Simple debt or the loss of a job is not always enough to permit a loan modification. After all, everyone would like to lower their interest rate. Lenders have set parameters, guidelines, and rules that they must follow. A new interest rate in a loan modification is many times determined by the homeowner’s pay stubs (income) and tax returns, and the willingness of the investor who holds the deed. It normally takes between 45 to 60 days to obtain a loan modification. During this time period, the lender wants to be assured that the homeowner can make monthly payments.
C. Documents needed vary depending upon the lender, but typically the lender will need the following items so they have the right information to consider and process the loan modification:
A hardship letter
IRS tax returns from the last two years
Last two paystubs of borrower, coborrower and/or anyone else in the home that would help establish income to cover the mortgage
Last two bank statements
Insurance declaration page to show insurance is paid and current.
Social Security, disability, or chid support documentation
An old or new appraisal might also be helpful within negotiations especially if one cannot sell the home because it is over-leveraged. Completing a financial income statement/budget is also important to establish financial priorities.

The Governor of Arkansas, Bill Clinton, was asked this question by a reporter in Chicago during his 1992 presidential campaign: “Governor Clinton, you attended Oxford University in England and Yale Law School in the Ivy League, two of the finest institutions of learning in the world. So how come you still talk like a hillbilly?”
The reporter was referring to the fact that Mr Clinton hails from the South and speaks with a “southern” accent. Underlying the reporter’s question was the assumption that education should help get rid of one’s “undesirable” native accent.
I was reminded of that episode when I read some of the recent columns on accents that appeared in Education Post.
I am an applied linguist and, as one who has some acquaintance with prominent theories of second-language learning and teaching, I am amazed, if not amused, at the to-accent-or-not-to accent Hamlet-like dilemma repeatedly expressed by policy planners, educational administrators, business executives, teachers and parents in Hong Kong.
After all, what is an accent? It is no more than one’s way of speaking, the way one sounds when speaking, the way one uses sound features such as stress, rhythm, and intonation.
Contrary to popular belief, it is not just foreigners or second-language users who speak with an accent. Everybody speaks with one. Non-accent is non-existent. For instance, non-native speakers of English speak it with an accent that can be traced to their first language. That is how we know people who speak English with an Indian accent, German accent, Chinese accent, etc.
Those who speak English as their mother tongue speak it with an accent that can be traced to the geographic region and/or the social class they belong to. Thus, there are people who speak English with an American, Australian, or British accent. In fact, there are variations within these broad categories. Those who speak American English speak with a Boston, New York or southern accent. A British accent is not a monochrome accent either.
According to psycholinguists who study the mental processes governing language learning, the accent one acquires is determined by the sound system of the language one is exposed to during one’s childhood. They maintain that there is a “critical period” for language acquisition. It corresponds roughly to the first decade of one’s life. During this period, the language-learning circuitry of the human brain is very flexible. This flexibility is called “neuroplasticity”. As neurolinguist Steve Pinker explains, around about the age of 10 the brain begins to lose its neuroplasticity. The loss of neuroplasticity is confounded by lateralisation, a maturational process in which the complex mental activity of language development is lateralised to the left hemisphere of the brain. The natural biological processes of the loss of neuroplasticity and the onset of lateralisation appear to occur almost at the same time - around puberty. This may explain why children are considered biologically predisposed to be better language learners than adults.
To some extent, one can learn to speak a second language without a significant trace of first language sound systems if one learns it during one’s early childhood. Those who learn a second language after that will retain traces of their first language system.
There is a tendency to confuse intelligibility with accent. While the two are related, they are not the same. Intelligibility is about being understood by an individual or a group of individuals at a given time in a given communicative context. Even those who pronounce correctly and articulate clearly speak with an accent. Who can say Bill Clinton’s speech is not intelligible, although he talks “like a hillbilly?”
Yet another distinction that is normally not maintained in public discourse is the distinction between Standard English and standard accent. Standard English can be spoken with any variety of accent. Plain and simple. In spite of all the time and effort (not to speak of money) that have gone into the learning and teaching of English in Hong Kong, most educated Hong Kongers do not speak “Queen’s English” with a British accent, as far as I can tell. They speak proper, standard, intelligible English.
The angst and anxiety about accent seems to have reached such an epidemic proportion that in a recent article, a domestic helper bemoaned that it is not “realistic” for parents in Hong Kong to expect domestic maids to teach their children “English with no accent”. Nobody can teach English with no accent. They are being asked to do the impossible.
Without realising that accent has biological foundations, individuals and institutions go to great lengths to “reduce accent”. This fad is not confined to Hong Kong alone. In the US, a number of “accent modification clinics” have sprung up in places where there is a concentration of immigrants. There are also commercial agencies that put out newspaper ads telling gullible people that they can get rid of their unwanted accent in 30 days.
It appears as if speaking English with a native accent is treated as a communicative disorder.
I speak English with an Indian, or more precisely Tamil, accent because my mother tongue is Tamil. I never thought of my native accent as a communicative disorder any more than I thought of my skin colour as a physical disorder. My accent, like my skin colour, is a part of who I am. A part of my identity.
Relax Hong Kong. Your accent is part of your identity. Be proud of it.

HK ‘needs a radical language overhaul’

Hong Kong needs a “complete overhaul” of its language policy if it is to achieve its goal of dual literacy and trilingualism, a leading education expert told a public lecture last night.
Andy Kirkpatrick, head of the Hong Kong Institute of Education’s department of English, presented a radical schools model that would see Putonghua become the main language of instruction after Primary Three, a dramatic shift in the role of English and Cantonese being taught as a written language.
In his “One Country, Two Systems, Three languages” talk, Professor Kirkpatrick called for an end to the distinction between English and Chinese-medium schools, and instead for all schools to be seen as “multilingual sites”.
Speaking to Education Post ahead of the talk, he said the switch to Putonghua was “inevitable”, although he admitted there were not enough qualified teachers to make it possible immediately. When it happened, he said, Cantonese should be introduced as a subject to preserve its cultural importance.
However, his proposals have been dismissed by other figures in the education sector as impractical and “very unlikely” in the foreseeable future.
The Education Bureau is looking into ways to “fine-tune” the implementation of new rules governing which language secondary schools can use to teach, due to come into force in 2010.
Education Secretary Michael Suen Ming-yeung announced details of his “fine tuning”, giving schools flexibility to divide students by ability to remove the rigid distinction between English and Chinese-medium schools in place since the mother tongue policy was launched in 1998. The proposals are likely to mean an increase in the number of schools permitted to teach in English.
Speaking before the announcement, Professor Kirkpatrick said it was “good that the government is listening”, but he was not convinced. “The kind of fine-tuning that is being talked about at the moment does not seem to address the real issues,” he said. “The whole system needs a complete overhaul.”
The system was “geared towards gaining university entry” for less than a fifth of students, meaning it was skewed to an over-emphasis on English skills and the “completely false expectation” of all students reaching the standard of a native speaker.
Students should be set the more attainable goal of “functional trilingualism”, using each of the languages to the level they needed. However, he conceded such a move would be resisted by parents.
Cheung Man-kwong, president of the Professional Teachers’ Union, said it was unlikely the plan would be welcomed by teachers. “There is even resistance to the suggestion that Putonghua could be used to teach Chinese. It would be even harder to gain acceptance for using it to teach other subjects as well.”
University of Hong Kong assistant professor of education Cheung Kwok-wah, a member of the working group that set down the medium of instruction policy in 2005, said there was neither the political will nor demand for schools to switch to Putonghua. “Politically this is still very sensitive. It is very unlikely that this could happen in the short term.”
But Dr Cheung was most dismissive of the idea Cantonese could be taught as a written language. Although value could be seen in writing in the Cantonese vernacular, teachers frowned upon it.
“I think the majority of the Chinese teaching profession would have great difficulty accepting that.”

The opportunity you choose must have a way of rewarding them when they do help you, in other words a financial intrest in helping you.
2. Be sure that the products are high quality and can stand on their own and offer true value. You are looking for products that would sell themselves if someone were looking for them. Most direct sales and network marketing companies are simply built around the compensation plans and not the product. If there aren’t stand alone products, you will have trouble building a strong team and income in the future.
Find out what percentage of the products sold are retail sales. If distributors are only buying the products so they can sell them to recruits, watch out. There are plenty of good opportunities to choose from so be wise and pick the one that fits you.
3. Make sure that you are working with a team that has a turnkey marketing system in place that anyone can duplicate. This needs to be a fool proof system that ANYONE can plug into and get results right away. If you have to figure out how to generate your own leads or if the company relies on recruiting family or friends, purchased leads or newspaper ads, RUN AWAY. If you don’t have a reliable way of getting quality prospects in front of what you have to offer than you can’t be guaranteed long term success.
4. Make sure that the company has a stong vision in place to carry it forward for many years. You want to make sure that if is something you are going to build and put your heart into, that it will be arounf for years to come. Also make sure that the company isn’t hiding offshore in the Bahamas or Panama to keep out of reach of the attorney general. This is a red flag that something is not right.
5. Find a direct sales company to work with. I have never personally achieved a significant income with MLM or network marketing type business models. The attrition is way too big and the commissions are too small.
6. Make sure you don’t have to pass up sales as part of your qualification
process. You should be able to earn income from day one. This is absolutely
critical so that you may get into profit and recoup your investment as fast as possible.
7. Make sure the company you are working with doesn’t have any conflicts of interest. You can tell by their large monthly fees, trying to sell you leads, or partnerships and alliances that are designed to fill the companies pockets with your money.
8. Find a company of which you don’t have to do any explaining or personal selling. You should have a team of people to help you out or a sales system where you can outsource the closing to a team that will take your calls and sign prospects up. You are looking for more time freedom right? You don’t want to be chained to your phone all day.
9. You need to learn how to trust your gut. If you feel good about what you’re doing, then great pursue it with all you have. However, if you can’t seem to get straight answers about products, services or systems, run away! They probably aren’t telling you the whole truth and they just want your money.
